What exactly does managing my portfolio involve?
We handle viewings, tenant referencing, tenancy agreements, rent collection, maintenance co-ordination, inspections and the compliance paperwork. You get one point of contact and a clear monthly statement rather than a pile of jobs.
How do you decide what rent to charge?
We look at the property, its condition and what similar homes nearby are actually achieving. We would rather set a rent that lets quickly and holds than an ambitious figure that leaves a unit empty for weeks.
What happens if a tenant stops paying or damages the place?
We chase arrears early and keep you informed at each stage. Where a tenancy has been properly set up, protections such as the deposit and any guarantor are in place, and we work through the process with you rather than leaving you to it.
Do you handle repairs and maintenance?
Yes. We have trusted contractors for routine work and emergencies, and we can work to a spending limit you set. Anything above it comes to you first, so there are no surprises on the statement.
Which legal and safety obligations do you keep on top of?
Gas safety, electrical safety, smoke and carbon monoxide alarms, deposit protection, right to rent checks and licensing where it applies. We track the dates and tell you when something is due before it becomes a problem.
How much do your services cost?
